Villa renovation with pool and outdoor area

One house, one plot, one job: the rooms inside, the terrace and garden around them, and the pool — renovated together rather than one after another.

The brief

The house and the plot, taken on together

The whole property came to us at once: the rooms inside, the outdoor space wrapped around them, the garden and the pool. Not the interior this year and the terrace in a couple of summers’ time, but one plan covering all of it — so that house, garden and water belong to each other rather than compete.

That is harder to organise and far better to live in. Broken into separate campaigns, a property like this hits the same snags every time: paving that no longer meets the interior floor, a drain reached by lifting a terrace finished last spring, and a house that spends two summers as a building site.

What we did

The order the work followed

Building indoors and outdoors at once only pays off if the phases go in the right sequence. That sequence is the whole trick: it stops one trade undoing what the last one finished.

01

Structure and services first

Anything that opens a wall, moves a level or changes how the building stands goes first. Plumbing, drainage and wiring follow immediately — the runs that feed the pool and the garden included — while floors and walls are still open. Chasing services in afterwards is what turns a clean job into a patched one.

02

Surfaces, inside and out

Wall and floor coverings come next, indoors and on the terrace in the same stretch of work, so the levels meet where they should and the paving falls away from the house rather than back towards it. Decide those two separately and you end up with a step nobody wanted.

03

Pool and planting last

The pool and the landscaping close the job, once the heavy traffic is over and nothing more has to be driven across new paving. Unglamorous as reasons go, and the most convincing one there is.

Holding that programme together is one site manager from our own in-house team, answering for the tiling and the pool shell alike: one number to ring, and one price signed in writing before the first skip turns up. It is how we run every villa renovation and every concrete pool we build.

What it is made of

Choices that had to work indoors and out

When the living room opens onto a terrace and the terrace runs down to the water, materials cannot be picked room by room. Three decisions set the tone.

Large-format porcelain floor tile being laid on a prepared base

Large-format floors

Bigger pieces mean fewer joints, and fewer joints mean a floor that reads as one surface from the sofa out onto the terrace. They also ask for a flat, well-prepared base: the tile is only as good as what sits under it.

Natural stone and treated timber finishes in a Mediterranean villa interior

Stone and timber outside

Natural stone and treated timber are what age well here — a clad wall, a pergola, a run of beams. They weather rather than fail, which counts on a plot that lives in full sun.

Textured anti-slip paving around the edge of a concrete pool

Grip where the water lands

Paving around a pool is chosen for how it behaves wet and barefoot in August, not for how it looks dry in a showroom. Slip resistance comes first, colour second.

The invisible decisions carry the same weight: falls that take water off the terrace away from the house, and drainage that keeps the building and the pool out of each other’s way.

From this project

A look around the property

Ground floor, terrace, garden and pool, in the order you meet them.

A job like this one can be run end to end in English: the first site visit, the quote, the weekly decisions and the paperwork the town hall asks for. It is how we build for the English-speaking owners around Valencia.

If this is your house

Thinking of doing the house and the garden at the same time?

Tell us what bothers you most — the tired interior, the terrace that never drains, the pool that costs a little more every summer. We look at all of it, and you get one itemised quote for the lot instead of three that do not add up. We answer in English, within 24–48 hours.

This project sits between two of our services: villa renovations and concrete pool construction. We also take on kitchens, bathrooms and turnkey renovations for owners who would rather hand the whole thing over. Most of the villas we work on are a short drive from our base in La Eliana, in Godella and Náquera.
