On Riba-roja’s large estates the renovation doesn’t end at the four walls of the house. Here the focus shifts to indoor-outdoor flow (large openings, floors that continue out onto the porch), the waterproofing of terraces and the pool, and insulation, because a villa or townhouse loses far more energy than a flat. Renovating a family home in the town centre

In the town centre of Riba-roja, beside the river Túria, the challenge is different: family homes and houses several decades old with worn-out systems, closed-off layouts and little insulation. Here the priorities are fully renewing the plumbing and electrics, opening the kitchen up to the living room to gain light, and making the most of every metre. In the oldest buildings it pays to look at the structure and damp first before promising anything, so there are no surprises halfway through the job.

Permits, plots and utilities

Any renovation of any real size in Riba-roja requires the relevant paperwork with the Riba-roja de Túria town council: a renovation that doesn’t touch the structure or the façade can usually be handled with a responsible declaration or notification of works, while taking down load-bearing walls, extending, or working on the façade and outdoor areas requires a permit. On the estates you also have to bear in mind the plots, the utilities specific to each area and, where relevant, the rules of the residents’ association.
