We renovate alquerías and farmhouses, single-storey homes and townhouse-style flats in the old centre of Almàssera, a farming village in l’Horta Nord right next to Valencia. We modernise kitchens and bathrooms, treat the damp typical of these huerta buildings and reorganise the home around the courtyard and the porch. We do it with our own in-house team, a single person leading the project and a fixed, signed price from start to finish.

Almàssera is a huerta village in l’Horta Nord, home to some 7,500 residents and completely surrounded by the farmland that has fed the comarca for centuries. This is where the tiger nuts (chufa) used to make horchata are grown, along with early potatoes, and the huerta de la Punta still shapes the landscape right up to the edge of the village. It is one of those towns where, within a few metres, you go from the village street to a dirt track between irrigation channels, with the tower of the church of the Santísimo Sacramento presiding over the centre.
That identity as a farming village, right next to Valencia and Alboraya yet with a life of its own, makes a real difference when it comes to renovating. Two worlds coexist in Almàssera: the traditional alquerías and farmhouses —single-storey, with thick walls, a courtyard and a porch, scattered across the municipality— and the more recent flats in the old centre, where much of the village lives. The old huerta building calls for looking first at the structure and the damp; the flat almost always calls for renewing the services and opening up the kitchen to bring in light.
We reach Almàssera from our base in La Eliana, where Batecs has spent three and a half decades renovating homes throughout Valencia and l’Horta. We are not from the village, but we know exactly how this huerta architecture behaves when you lift a floor or break into a wall: where the damp appears, how the ground breathes near the Carraixet and what can be kept from an alquería without spoiling it. That is why we approach every home calmly and methodically, with our own team and a fixed price that tells you from day one what you are going to pay.

Full home renovations
We renovate the home completely —layout, services, bathrooms, kitchen and finishes— turnkey and with a single fixed price.

Alquerías and farmhouses
We restore the single-storey huerta building without losing its character: walls, beams, damp, courtyard and porch brought up to date for living today.

Kitchen renovations
From the closed-off kitchen of the village house to an open, bright living area, with new units, worktop and services ready to use.

Bathroom renovations
Comfortable, well-ventilated bathrooms, swapping a bathtub for a shower or a complete refit, mindful of the damp typical of huerta houses.

Partial renovations
When you only want to renew one room or progress in phases, we organise the work so the home stays liveable while we work.

Damp and services
Treatment of damp at the base of the walls, new plumbing and electrics and sound floors in alquerías and old village flats.
If you are not sure how far to go, at the site visit we will tell you frankly what your home really needs and what to expect, even if that means less work than you imagined. We take it step by step, without rushing.
What changes here
What makes renovating in Almàssera different
Renovating in a village set deep in the huerta has its own rules. These are the issues that most shape the work and the budget when we take on a home in Almàssera, and that set this farming municipality apart from its neighbour Alboraya or from any flat in the centre of Valencia.
The huerta alquería and its rising damp
The traditional huerta house in Almàssera was built right against the ground, with no damp-proof barrier and on land with the high water table typical of the huerta and of the nearby Carraixet ravine. The result is textbook: damp rising by capillary action, bulging skirtings, paint flaking off and saltpetre at the bottom of the walls. It is not solved by painting over the top; you have to treat the wall at its base, improve ventilation and choose breathable finishes. We diagnose it at the visit and resolve it before closing up floors and finishes, so the work doesn’t have to be redone a few years later.
Thick walls, courtyard and porch
The alquería and the single-storey house in Almàssera usually have thick load-bearing walls, old floor structures and, almost always, a courtyard and a porch facing the huerta that are a gift for gaining light and cross-ventilation. Before touching a partition it pays to know which wall is load-bearing and what state the beams are in; from there, the natural move is to open the living area towards the courtyard and arrange the home around that outdoor space. Modernising without erasing the character of the huerta building —its ceiling height, its relationship with the outdoors— is exactly what we like most about these homes.
Flats in the old centre with worn-out services
In the flats in the old centre of Almàssera, something else takes priority: plumbing and electrics that have run their course, closed-off layouts and small kitchens separated from the living room. Here the renovation pays off enormously by renewing all the services at once, opening up the kitchen to create a generous living area and unifying the home’s flooring so the space can breathe and more light gets in.
Permits from Almàssera Town Hall
Any renovation of any size goes through its procedure at Almàssera Town Hall. Work that doesn’t touch the structure or the façade is usually handled with a responsible declaration or notification; intervening in load-bearing walls, altering façade openings or working on an alquería with heritage value requires a licence and, sometimes, specific conditions. We handle the permits with the council and leave the paperwork in order so your alquería complies with the municipality’s regulations.
02 Your home in Almàssera
Choose your case
Every home in Almàssera starts from a different situation. Tap the case that most resembles yours.

Huerta alquería
Single-storey house with courtyard and porch. The job: tackle the rising damp, check the structure and modernise without erasing its huerta character.

Flat in the old centre
A home in the urban core. The goal: new services, opening the kitchen onto the living room and gaining natural light in the living area.

Kitchen or bathroom
Renewing just one room. The idea: make good use of the space and choose materials that stand up to the damp typical of the huerta.

A house to adapt
A home that has become too small or needs better accessibility. The aim: redistribute it and make it comfortable for many years to come.
03 Investment
How much a full renovation costs in Almàssera
A huerta alquería and a flat in the old centre don’t start from the same point, and that shows in the cost. These market ranges are indicative: the real price is always set after the site visit, with the items detailed in writing.
| Type of home and renovation | Indicative price | What it usually includes |
|---|---|---|
| Flat in the old centre · refresh | ≈ €400-600/m² | Renewal of finishes, painting, floors and a tidy-up of the bathroom and kitchen, without major layout changes. |
| Flat or house · mid-range renovation | ≈ €600-900/m² | Layout changes, new services, complete bathrooms and kitchen, joinery and good finishes. |
| Alquería / farmhouse · full renovation | ≈ €900-1,300+/m² | Damp remediation, structural reinforcement, redistribution, air conditioning and high-end finishes in an old building. |
Indicative market ranges in Almàssera for 2026, for reference only. They do not constitute a quote or an offer. As a hypothetical example, a 120 m² mid-to-high-range huerta house would be around €90,000-130,000, but the real cost depends on your home, its condition and the quality of finishes you choose.
What affects the price
In Almàssera the starting type of property carries a lot of weight: an alquería or farmhouse almost always involves prior work on damp remediation and structural review that a flat in the old centre does not need. On top of that come the square metres of the house, how far the partitions and services are moved and the range of materials you opt for. In an alquería with years behind it, or affected by damp from the water table, the prior wall remediation weighs far more than in a home that has already been well kept.
That is why, in Almàssera, we don’t work with generic rates: we measure your house, check how it really is —especially in huerta buildings and their rising damp— and only then do we give you a fixed price broken down by item. The figure we sign is the one you pay when the huerta house is finished, with no surprises appearing halfway through the work.

05 Real projects
Renovations in Almàssera and l’Horta
A sample of the kind of homes we transform in huerta villages like Almàssera and across the rest of l’Horta.

Huerta house opened to the courtyard
A representative project in the area: in a single-storey building we remedied the damp at the base of the walls, checked the floor structure and opened the living area towards the courtyard. The home gained natural light and a continuous kitchen-living room, keeping the ceiling height and the feel of the original house.

A new, well-ventilated bathroom
A representative project in l’Horta: swapping the bathtub for a spacious, easy-access shower, with a vanity unit, mirror and low-maintenance materials. We boosted the ventilation to keep the damp at bay, a key point in huerta homes, and left a safe, practical bathroom.

Flat in the old centre with an open kitchen
A representative project in the area: complete renewal of plumbing and electrics, opening the kitchen onto the living room and unified flooring throughout the home. What was a corridor of dark, partitioned rooms became an open-plan living-kitchen flooded with light from the huerta de la Punta.

Frequently asked questions
Frequently asked questions about renovations in Almàssera
Do you renovate alquerías and farmhouses in Almàssera?
Yes, it’s one of the jobs we are asked for most in Almàssera. In an alquería or single-storey house we start with what you can’t see: checking the structure and floor structures, and treating the damp that rises up the base of the walls, very common in huerta buildings. With the alquería sound on the inside we take the next step: rethinking the spaces, running the new services and finishing off the surfaces. The idea is to modernise the home without erasing its character or its relationship with the courtyard and the porch.
Why is there so much damp in the huerta houses of Almàssera?
Because they were built right against the ground, with no damp-proof barrier, on huerta land with a high water table and close to the Carraixet ravine. That allows water to rise by capillary action and brings on bulging skirtings and saltpetre at the bottom of the walls. It isn’t fixed by painting over the top: we treat the wall at its base, improve ventilation and use breathable finishes, before closing up floors and paintwork.
What types of renovation do you carry out in Almàssera?
Everything: full renovations of alquerías, farmhouses and flats in the old centre, kitchens, bathrooms, phased partial renovations and treatment of damp and services. We tailor the scope to what your home really needs and to the type of property in Almàssera, no more and no less.
Do I need a permit to renovate in Almàssera, and do you take care of it?
It depends on the scope. A renovation that doesn’t touch the structure or the façade is usually handled with a responsible declaration or notice of works to Almàssera Town Hall; touching load-bearing walls, altering façade openings or working on an alquería with heritage value requires a licence and, sometimes, specific conditions. We guide you through every step and gather the necessary paperwork so your huerta house renovation moves forward fully in order.
How much does a full renovation cost in Almàssera?
As an indicative market reference, it usually ranges from around €400-600/m² for a refresh of the finishes in a flat in the old centre to €900-1,300/m² or more for the full renovation of an alquería or farmhouse. In an old building, the prior work on damp remediation and structure also has an influence. After the site visit we provide a fixed price detailed by item.
How long does a renovation take in Almàssera?
It depends on the size and the type of property. As a guide, a medium-sized flat in the old centre is usually between 8 and 12 weeks, and an alquería or farmhouse somewhat longer, depending on the structural and damp work it calls for. Rather than guess a date without having set foot in the house, we prefer to set the timeframe once we have seen the home and to split the work into phases.
Can we stay in the alquería while you renovate it?
If we renovate the whole home at once, it’s usually best to leave it empty during the work, because floors, services and bathrooms are all worked on at the same time. When we work in phases or only on one room, it is often perfectly feasible to live alongside the renovation. We look into it with you at the visit and organise the phases to disrupt your daily life as little as possible.
Are you near Almàssera?
We work in Almàssera from our base in La Eliana, and we are out and about every day across Valencia and l’Horta. We know the homes in the area well —alquerías and farmhouses, as well as the flats in the old centre— which lets us respond quickly and coordinate the work closely.
In summary
Almàssera is a huerta village in l’Horta Nord, deep in the huerta de la Punta and beside the Carraixet ravine, with alquerías and farmhouses and flats in the old centre in which we renovate kitchens, bathrooms and whole homes. In the old buildings, the challenge lies in the structure, the rising damp and the courtyard; in the flat, in renewing the services and opening up the kitchen to gain light. We do it with our own team, a single project manager and a fixed price, from our base in La Eliana, and we hand it over turnkey.
As an indicative market reference, a renovation in Almàssera usually ranges between ≈€400-600/m² (a flat refresh) and €900-1,300/m² (the full renovation of an alquería or farmhouse). The real price is set after the site visit, with no surprises.
