Aldaia is a hard-working town in l’Horta Oest, joined to Alaquàs and practically up against Valencia, with close to 32,000 inhabitants and a strong identity of its own. People here have an eye for detail and well-crafted work: it’s no coincidence that Aldaia is the birthplace of the Valencian fan and keeps a long artisan tradition alive — the palm-leaf fan and the blind — that left workshops scattered across the town. It’s a neighbourhood town, of people who put down roots, and that shows in how they renovate too: here you renovate to stay, not to resell.
Aldaia’s housing stock is varied and very family-oriented. Side by side you’ll find flats in the town centre — many from the 1970s, 80s and 90s — townhouses with a patio in the newer areas, and a good number of homes in the Barrio del Cristo, the district bordering Quart de Poblet where blocks of flats, penthouses and social housing from a couple of decades ago are common. Every family starts from a different point, but almost all share the same goal: to bring an inherited or long-owned home up to date so daily life is better.
At Batecs we have been carrying out full home renovations in Valencia and l’Horta for more than 35 years, and we work in Aldaia from our base in La Eliana. We’re not from here, but we know this type of l’Horta home well and how life works in these neighbourhoods. We renovate the town-centre flat just as readily as the townhouse with a patio, and we do it the way we always do: with our own team, a fixed quote and the reassurance of dealing with people who are there for you throughout the whole project.

What’s different here
What’s particular about renovating in Aldaia
Renovating in a town like Aldaia has its nuances: a flat in a block in the town centre is not the same as a townhouse with a patio or a home in the Barrio del Cristo. These are the points that weigh most when we plan the work and the budget here.
Flats in the town centre
A good part of the demand in Aldaia is flats from the 1970s, 80s and 90s with services that have reached the end of their useful life, closed-off layouts and little insulation. In these homes the usual approach is to thoroughly renew the plumbing and electrics, open the kitchen onto the living room to gain light and make the most of every metre, and unify the flooring so the home can breathe. They are very rewarding renovations: with a well-judged scope, the difference to daily life is enormous.
Townhouses and homes with a patio
Aldaia also has many townhouses and homes with a patio, spread across the newer areas and the town centre. Here the renovation usually goes a step further: there are two or three floors to coordinate, staircases to reorganise, and almost always a patio or a roof terrace you want to put to proper use. We take care of the waterproofing of patios and terraces, check the roof before touching the interior, and approach the home as a whole, not room by room.
The Barrio del Cristo and flats in blocks
In the Barrio del Cristo, bordering Quart de Poblet, high-rise housing predominates: blocks of flats, penthouses and a sizeable stock of flats, some of them from developments a couple of decades old. Renovating within a building has its rules — shared downpipes, working hours, getting materials in through the entrance or lift — and we respect them so the work moves forward without friction with the neighbours. Coordinating these details well is what avoids hold-ups and surprises.
A home to settle into for the long term
The trait that comes up most in Aldaia is that here people renovate to stay. The families putting down roots in l’Horta Oest aren’t after a quick facelift, but a home that will last for decades: new services, durable materials and solutions designed to grow with the family. That’s why we insist so much on what you can’t see — the services, the insulation, the waterproofing — because that’s what makes the difference ten years down the line.
Permits and utilities
Any renovation of a certain size requires its paperwork with Aldaia Town Hall: work that doesn’t touch the structure or façade is usually dealt with via a responsible declaration or works notification, whereas knocking down load-bearing walls, extending or working on the façade requires a permit. We take care of advising you and handling the documentation, and we coordinate the utilities — water and electricity — so the home is properly in order and the work doesn’t grind to a halt halfway through.
02 Your home in Aldaia
Choose your case
Every home in Aldaia starts from a different scenario. Pick the one below that comes closest to yours and you’ll see where we begin.

Flat to bring up to date
A flat several decades old in the town centre. The challenge: renew the services, gain light and open the kitchen onto the living room.

Townhouse with a patio
A two- or three-storey home with a patio. The challenge: coordinate floors, waterproof and make the most of the outdoor space.

Kitchen or bathroom
Renovating a single room thoroughly. The challenge: squeeze every metre and get the materials right so they last for years.

Flat in a block
A high-rise home, including in the Barrio del Cristo. The challenge: renovate within a building without disturbing the neighbours.
03 Investment
How much a full renovation costs in Aldaia
No two homes are alike, but there are market ranges that help you get your bearings before requesting a quote. These are indicative: we always set the real price after the site visit, with the items detailed in writing.
| Type of home and level | Indicative price | What it usually includes |
|---|---|---|
| Flat · update | ≈ €400-600/m² | Renewal of finishes, paint, flooring and a refresh of bathroom and kitchen, without major layout changes. |
| Flat · mid-level renovation | ≈ €600-900/m² | Moderate layout changes, new plumbing and electrics, complete bathrooms and kitchen, joinery and good finishes. |
| Townhouse · full renovation | ≈ €700-1,000/m² | Multi-storey home, new services, waterproofing of patio or roof terrace, bathrooms and kitchen, improved insulation. |
| High-end / premium | ≈ €1,000-1,400+/m² | Complete reconfiguration, climate control, high-end materials and bespoke interior design in a flat or townhouse. |
Indicative market ranges for Aldaia and l’Horta Oest for 2026, by way of reference. They do not constitute a quote or an offer. As a hypothetical example, a 95 m² mid-level flat would be around €57,000-85,500, and a full renovation of a 140 m² townhouse would come to roughly €98,000-140,000; the real cost depends on your home, its condition and the qualities you choose.
What affects the price
The price depends above all on the floor area and the number of storeys, on the starting condition (the older or more run-down it is, the more preparatory work is needed), on the scope of the changes to layout and services, on whether there is a patio or roof terrace to waterproof, and on the level of qualities you choose.
That’s why, before talking about fixed figures, we go and see it: with a detailed quote item by item after the site visit you’ll know exactly where every euro goes, with no «catalogue» prices that later don’t fit your home, nor charges that appear halfway through the work.

05 Real work in the area
Renovations in Aldaia and l’Horta
A sample of the kind of homes we transform in Aldaia and the surrounding towns, from the town-centre flat to the family townhouse.

Town-centre flat renewed
Work typical of the area: we brought a flat several decades old up to date, knocked down the wall between kitchen and living room, replaced all the plumbing and electrics and laid a single continuous floor. Where before there were narrow, dark rooms, the home now has an open living area that fills with light all morning.

A comfortable, durable bathroom
Swapping the bathtub for a spacious shower with a screen and a double basin, using materials that stand up to the daily use of a family home. We took care of ventilation to prevent damp down the line and created a practical space for everyday routine.

Bespoke kitchen in a townhouse
A new kitchen in a family townhouse, with bespoke units, a hard-wearing worktop and renewed services. We made the most of every corner to add storage and created a bright room that’s easy to clean and built to last.
You’ll find many more completed jobs in our gallery of projects: kitchens, bathrooms and whole homes across l’Horta and the Camp de Túria.

Frequently asked questions
Frequently asked questions about renovations in Aldaia
Do you work in Aldaia if your base is in La Eliana?
Yes, absolutely. Our base is in La Eliana, but Aldaia is very close by and we work in l’Horta Oest regularly. That proximity lets us visit you soon, coordinate the work closely and respond quickly to any adjustment during the renovation.
What kind of renovations do you do in Aldaia?
We carry out full renovations of flats and townhouses, kitchens, bathrooms, partial renovations in phases, and painting and interior design. We adapt the scope to what your home really needs, whether it’s a town-centre flat, a townhouse with a patio or a flat in the Barrio del Cristo.
How much does a full renovation cost in Aldaia?
As an indicative market reference, a flat usually ranges between around €400-600/m² for an update of finishes and €600-900/m² for a mid-level renovation; a full townhouse renovation comes to roughly €700-1,000/m², and the high end is above €1,000-1,400/m². The final figure changes depending on the floor area, how run-down the home is and the qualities you choose. Only once we’ve seen it do we give you a written quote with each item broken down.
Do I need a permit to renovate in Aldaia, and do you take care of it?
It depends on the scope. A renovation that doesn’t touch the structure or façade is usually dealt with via a responsible declaration or works notification with Aldaia Town Hall; knocking down load-bearing walls, extending or working on the façade requires a permit. We advise you and handle the necessary documentation so the work is always properly in order.
How do you renovate a flat in a block, including in the Barrio del Cristo?
With respect for the building’s rules. We coordinate shared downpipes, working hours and getting materials in through the entrance or lift so as not to disturb the neighbours. That planning is what avoids hold-ups and conflicts, and lets the renovation of a high-rise flat move forward in an orderly way from start to finish.
How long does a renovation take in Aldaia?
It varies according to the size and scope. As a guide, a medium-sized flat usually takes between 8 and 12 weeks, and a multi-storey townhouse can run a little beyond that. In the proposal you’ll see a phased schedule with realistic dates, and we commit to keeping to it throughout the work.
Do you take care of the patios and roof terraces of townhouses?
Yes. In the townhouses of Aldaia, the patio and the roof terrace are part of the renovation: we take care of waterproofing, check the roof before touching the interior and lay the paving so the outdoor space is genuinely put to use. Integrating it into the same job avoids redoing work and miscoordination between trades.
What other areas do you work in besides Aldaia?
In the city of Valencia and in the towns of l’Horta Oest and the surrounding area — Torrent, Mislata, Paterna, Paiporta and Catarroja, among others — and throughout the Camp de Túria from our base in La Eliana. This whole area is very close to hand for us.
