Paterna is not a town with a single kind of home, and that is precisely why renovation here is not done the same way in every area. Two very different Paternas live side by side. On one hand, the dense old town: townhouses, flats from the 1960s, 70s and 80s, and the historic Cuevas neighbourhood —les coves— carved into the rock, with a character all of its own. On the other, the large residential villa estates that ring the town, with spacious plots among the pines and a higher standard of finish.

The best-known estate is La Cañada (La Canyada), a benchmark for villas among the pines and high-end living, but it is not the only one: Terramelar, Mas del Rosari, Lloma Llarga, Santa Rita, Bovalar and Campo Olivar make up a residential belt of detached homes with gardens, terraces and, very often, a pool. Add to that the Parque Tecnológico, which shapes the character of much of the town. The result is a mixed housing stock —flat plus villa— in which the renovation changes a great deal depending on where the home sits.

At Batecs we have spent more than 35 years carrying out full home renovations in Paterna and across the Camp de Túria, from our base in La Eliana, just a few minutes away. We know both worlds well: we understand what a flat in the centre of Paterna needs —where the priority is making the most of the space and renewing worn-out services— and what a villa in La Cañada demands, where the job does not end at the front door and the plot, the pines, the slopes and the outdoor areas all come into play.

What changes here

What makes renovating in Paterna different

Renovating well in Paterna starts with understanding which area you are in. These are the differences that weigh most when planning the works and the budget.

Renovating a villa in La Cañada, Terramelar or Campo Olivar

On Paterna’s estates the renovation does not end at the four walls of the house. The plots are spacious and often have a slope and trees —pines above all—, which affects site access, the movement of materials and the treatment of the garden and terrace. Here the focus falls on indoor-outdoor flow (large openings, floors that extend onto the porch), on waterproofing the terraces and pool and on insulation, because a detached home loses far more energy than a flat. It is our strong suit: you will see it in our villa renovations.

Renovating a flat or a townhouse in the old town

In the old town of Paterna the challenge is different: flats and townhouses from the 1960s–80s with worn-out services, closed-off layouts and little insulation. Here the priority is completely renewing the plumbing and electrics, opening the kitchen to the living room to bring in light and making the most of every metre. In the oldest homes and around les coves, it is wise to check the structure and rising damp before promising anything.

Permits and utilities

Any renovation of a certain size in Paterna requires the relevant paperwork with Paterna Town Hall: a renovation that does not touch the structure or the façade is usually handled with a responsible declaration or works notification, whereas knocking down load-bearing walls, extending or working on the façade and outdoor areas requires a licence. On the estates you also have to bear in mind the utilities specific to each area and, where applicable, the rules of the urban development body. We will guide you and handle the documentation so the works are fully above board.

How much a full renovation in Paterna costs

No two homes are alike, and in Paterna even less so given the difference between a flat and a villa. These market ranges are indicative: we set the real price after the site visit.

Level of renovationIndicative priceWhat it usually includes
Refresh (entry level)≈ €400-600/m²Renewing finishes, painting, flooring and a tidy-up of the bathroom and kitchen, with no major layout changes. Common in old-town flats.
Mid-range renovation≈ €600-900/m²Moderate layout changes, new services, complete bathrooms and kitchen, joinery and good finishes.
High end / premium villa≈ €900-1,400+/m²Full redistribution, aerothermal climate control, outdoor areas and pool, top-tier materials and bespoke interior design. Typical of villas in La Cañada.

Indicative market ranges in Paterna for 2026, for reference only. They do not constitute a quote or an offer. As a hypothetical example, a 90 m² mid-range flat would be around €54,000-81,000, but the real cost depends on your home, the area and the finishes you choose.

What affects the price

The price depends above all on the floor area, the starting condition (the older it is, the more preparatory work), the scope of the changes to the layout and services, and the level of finishes. On a villa, the outdoor areas —terrace, garden, pool— add cost, as does insulating an envelope far larger than a flat’s.

That is why we prefer to give you a fixed quote after the site visit, with itemised work packages, rather than an off-the-shelf price that later fails to match your home. That way you know from day one exactly what you will pay.

Common questions

Frequently asked questions about renovations in Paterna

Do you work in La Cañada, Terramelar and the other estates in Paterna?

Yes. The villa estates are one of our strong suits. We renovate homes in La Cañada, Terramelar, Mas del Rosari, Lloma Llarga, Santa Rita, Bovalar and Campo Olivar —the interior as well as the façade, the terrace, the garden and the pool, with a seamless indoor-outdoor flow.

Do I need a permit to renovate in Paterna, and do you handle it?

It depends on the scope. A renovation that does not touch the structure or the façade is usually handled with a responsible declaration or works notification to Paterna Town Hall; knocking down load-bearing walls, extending or working on the outdoor areas requires a licence. We advise you and handle the necessary documentation so the works are always above board.

How does renovating a villa in La Cañada differ from a flat in the old town?

With a villa the job does not end at the front door: the plot, the pines, the slopes, the outdoor areas, the pool and more demanding insulation all come into play, because a detached home loses far more energy. With an old-town flat the priority is making the most of the space, opening the kitchen to the living room to bring in light and renewing the plumbing and electrics, which are usually worn out.

How much does a full renovation in Paterna cost?

As an indicative market guide, it usually ranges from around €400-600/m² for a refresh of finishes —common in old-town flats— to €900-1,400/m² or more for a high-end villa with outdoor areas and a pool. It depends on the floor area, the starting condition, the area and the finishes. After the site visit we give you a fixed, itemised quote.

How long does a renovation in Paterna take?

It varies with the size and the scope. As a guide, a mid-sized flat usually takes between 8 and 12 weeks, and a villa with outdoor areas can reach 14 or more. In the proposal we give you a phased plan with realistic timescales that we keep to during the works.

Do you also renovate the villa’s pool, terrace and garden?

Yes. On Paterna’s estates the outdoor areas are part of the project: terrace waterproofing, non-slip paving, pergolas and porches, the garden and the construction or renovation of a pool. We aim for the outside to talk to the inside so nothing has to be redone twice.

Can I keep living at home during the renovation?

For a full renovation it is normally not advisable, because the whole home is worked on at once. With partial or phased renovations it can be possible. We weigh it up with you during the visit to keep the disruption to a minimum for your situation.

Are you near Paterna?

Yes. We are based in La Eliana, just a few minutes from Paterna and from the La Cañada and Terramelar estates. We know the area well, which lets us respond quickly and coordinate the works efficiently.

In short

Paterna has two very different worlds, and each calls for a different renovation: the old town —flats and townhouses where the priority is making the most of the space and renewing services— and the villa estates such as La Cañada or Terramelar, where the works include outdoor areas, terrace, garden and pool. At Batecs we renovate both with our own team, a single site manager and a fixed quote, and we hand them over turnkey.

As an indicative market guide, a renovation in Paterna usually ranges from ≈€400-600/m² (a refresh of an old-town flat) to €900-1,400/m² (a high-end villa with outdoor areas). We set the real price after the site visit, with no surprises.
