Alfafar has a quirk that almost no other town in l’Horta Sud shares: within the same municipality, two very different worlds live side by side. On one hand, the traditional old town, with its grid of narrow streets around the Casa de la Vila and the church, a stone’s throw from the rice fields of l’Albufera. On the other, the large neighbourhood of Parc Alcosa — also known as Orba — a vast estate of apartment blocks built half a century ago that almost functions as a town of its own. Renovating here means understanding both realities, because a home in the centre and a flat in Parc Alcosa do not ask for the same things.

Most of Alfafar’s housing stock consists of flats, and a good many of them sit in those 1970s blocks: buildings of three to five storeys, with their original services, compartmentalised layouts and insulation designed for another era. It is solid, well-located housing in high demand among young families looking for a price tag close to Valencia, but it nearly always needs a thorough update: renewing the electrics and plumbing, opening up spaces to bring in light and improving thermal comfort through the Valencian summer.

And we cannot talk about Alfafar without mentioning what happened. The DANA of October 2024 hit l’Horta Sud hard, and here it left ground floors and garages flooded. Renovating in Alfafar is nothing like doing it in a town of detached villas. Here the flat rules, and within the flat it matters a great deal whether we are in the old town or in a Parc Alcosa block. These are the factors that most shape the work and the budget in the municipality.

The flats of Parc Alcosa (Orba)

Parc Alcosa was born between the late 1960s and the early 1970s as a large development of social housing, with thousands of flats spread across blocks of three to five storeys and a grid of streets around its broad pedestrian avenue. They are well-built for their time, but that half-century shows: original electrical and plumbing services, old pipe runs, layouts with plenty of partition walls and little sense of space, and minimal insulation. The typical renovation here starts by renewing the services from top to bottom and by opening up the daytime living area, because that is what truly transforms the flat and what avoids nasty surprises a few years down the line.
