The types of home we build

You do not build a single-storey house on a generous plot the same way you build a two-storey villa on an estate. These are the styles people ask us for most in Valencia and the Camp de Túria, and what is worth bearing in mind in each case.

Detached home (villa)

A standalone house on its own plot is the most common new build in towns such as La Eliana, Bétera and San Antonio de Benagéber. It lets you lay out one or two storeys, open the home onto the garden and design the indoor-outdoor flow from scratch with large openings, a porch and a pool. The challenge lies in making the most of the plot’s orientation to gain light and efficiency.

Semi-detached or terraced home

On tighter plots or in multi-home developments, a semi-detached or terraced house shares one or two party walls. Here, sound insulation between homes matters especially, as does using the floor plan well so you do not lose usable space. It is an efficient option when the plot is not big enough for a fully detached home.

Single-storey house

Increasingly sought after for comfort and for thinking ahead: no stairs, easy access and simple to maintain. It needs a plot with a certain amount of space, but it offers very comfortable living and a seamless layout. The price depends above all on the built floor area, the number of storeys and the complexity of the structure, the level of specification you choose for the envelope, services, kitchen, bathrooms and joinery, and the characteristics of the plot (slope, ground type, access and available utility connections).

Making the most of your budget

How to keep costs down without giving up what matters

Building for less is not about choosing the cheapest option for everything: it is about knowing where to invest and where to hold back. After 35 years, this is what we tend to advise anyone working to a tight budget who does not want to regret their home.

Don’t cut corners on the envelope or on what you can’t see. The structure, the insulation, the waterproofing and the services are the skeleton of the home. Saving there is the costliest mistake in the medium term, because redoing it means tearing into work that is already built and paid for. A well-insulated house pays for itself in climate-control bills.

You can adjust on finishes and furniture. Today there are flooring, joinery and wall finishes that offer excellent value for money and a superb result. The odd indulgence —a kitchen island, a special wall finish, the final decoration and interior design— can be held back for a second phase without affecting how livable the home is.

A simple layout costs less. Complex shapes, large cantilevers and split levels push up the cost of the structure. A compact, well-oriented volume brings down the cost of construction and improves efficiency, without giving up an attractive home. Behind the scenes

The phases of a new build, explained

Beyond the six-step summary, this is what actually happens when a house is built from scratch. Knowing the order helps you understand why timelines are what they are, and why coordination between design and construction matters so much.

1. Preliminary design and full design

First we study what the planning rules allow on your plot —buildable area, heights, setbacks— and define the home in the preliminary design. Then the construction design is developed, with all the calculations, drawings and measurements. It is the least eye-catching phase, but a well-prepared design prevents most problems on site.

2. Licence and start on site

With the design in hand, the major works licence is applied for at the town hall. Processing times vary from one municipality to another, which is why it pays to plan for them from the outset. In parallel, the price is agreed item by item and the build is planned. We always recommend confirming the procedures and fees with the relevant town hall.

3. Foundations, structure and envelope

This is when the real construction begins: groundworks, foundations and structure, followed by the external walls, roof and façade. Here the home takes on its shape. Much of its durability and efficiency is decided at this point, so the insulation and waterproofing are handled with great care.

4. Services, finishes and handover

The services are installed and, on top of them, the finishes: flooring, joinery, kitchen, bathrooms, paintwork and outdoor spaces. It ends with legalisation —certificate of completion and first-occupancy licence— and the handover. Throughout every phase you have a single point of contact who tells you where the build is and what comes next.
