They are thinking about not collecting five quotes that never quite match, not turning into the site manager of their own house, and not learning the real cost when it is far too late to do anything about it. The worry is not that a tile ends up crooked. It is that nobody answers for the whole.
Turnkey is not a different kind of building work. It is a different way of buying it. Instead of you lining up a builder, a plumber, an electrician and a joiner who never speak to each other, you sign one contract with one company that plans the job, runs it and hands it back. What turnkey means, and who it actually suits
A turnkey renovation is one you buy from a single company that takes on the design, the build, the finishes and the handover, rather than hiring each trade yourself and keeping them in step. It does not change what gets built. It changes who carries it and who spends the hours.
It suits you if you are working full time and have no evenings to spend on a building site; if the house is the one you already live in and you would rather not camp in it while five different firms argue about who goes first; if you are only in Valencia for part of the year; or if you have bought somewhere to renovate and let, and need the cost and the dates pinned down before anything starts.

Your turnkey project, run in English
We are a Spanish building company with Spanish trades, Spanish suppliers and Spanish paperwork. What is in your language is the part that reaches you: the price, the programme and the reason we want to move that wall.
- One person, one number. The same English-speaking site manager takes you from the first site visit to the day the job is signed off. You never have to explain your house twice.
- A quote you can actually read. Every trade priced on its own line and walked through with you before anything is signed, so you know what is in and what is not.
- The town hall handled and translated. Lighter jobs go through on a responsible declaration (declaración responsable); anything heavier needs a full building licence (licencia de obra) before a tool comes out of the van. We work out which one yours is, file it, and talk you through what it commits you to.
- Changes put to you in writing. Nothing about your own house gets agreed in a corridor, in a language you do not follow, between two people who are not you.
The paperwork itself stays in Spanish; there is no municipal file that does not. 04 Away while it happens
How this works when you are not in the country
Turnkey earns its name on exactly these jobs. Somebody still has to be at the house every morning, and on our contracts that somebody is us — not a neighbour doing you a favour and not you, on the phone, at seven in the morning, in a language you are still learning.
- We hold the keys and the front door. We open up, sign for materials and let the trades through. Nobody has to be talked into sitting in for a plumber.
- You watch it from wherever you are. Photographs at each phase: which one closed, which one starts on Monday, and anything found behind a wall that alters the plan.
- Choices are made on screen. Tiles, taps, worktops and layouts settled on a video call, at a time that works where you are rather than where we are.
- Nothing extra without your signature. A genuine unforeseen item is costed and approved in writing first, so the price you agreed from abroad is the price you land to.

05 The difference
One contract and a fixed price in writing
The model fits into one sentence: you sign once, and you know what you are going to pay. There is no adding up separate invoices from four firms in December, and no items that turn out not to have been counted. The quote is broken down trade by trade so you can see what each euro is buying, and it is carried into a written contract with its own dates and its own terms.
And when something turns up behind a wall — old wiring, a pipe nobody knew about, a floor that will not take what you wanted to put on it? We tell you, we explain what it means and we agree it with you before we carry on. The fixed price moves only if you widen the scope or approve a genuine unforeseen item. Never quietly, never halfway through, never as a line you discover at the end.

How much a turnkey renovation costs in Valencia
Turnkey does not make the building work dearer; it puts order into how it is bought. As a guide, these are the market bands per square metre by level of renovation. They are indicative. Your fixed price is set after we have walked round the house.

Indicative market bands for Valencia, given as a guide and not as a quote. As a rough illustration, an 80 m² home taken to a mid-range specification lands somewhere around €48,000–€72,000 — but the only figure that counts is the fixed one we put in writing after the site visit.
Is it dearer than doing it yourself?
Not because it is turnkey. Taken one at a time, a single trade’s price can look cheaper, but it rarely carries the coordination, the unforeseen items and your own hours. Once you add the gaps between trades, the days lost waiting and the making good afterwards, the difference thins out — and often turns the other way.
What turnkey does guarantee is knowing the total on day one, in writing. Before you compare two figures, it is worth checking what each of them actually includes: they are almost never measuring the same house.

You are buying back the months you would otherwise spend chasing prices, matching four diaries and refereeing the gaps between one trade and the next. - Taking a “fixed price” over the phone from somebody who has never seen the house.

What exactly does a turnkey renovation mean?
It means you buy the renovation from one company that takes on the lot — drawings, town hall paperwork, the build, the finishes and the handover — and gives you back a house you can live in. It is not a different kind of building work. It is a different way of buying it: one contract, one fixed price, one programme, and the whole business of keeping the trades in order stops being yours.
How is it different from a full home renovation?
The building work can be word for word the same. What changes is the arrangement. A full home renovation describes what gets renewed in the property; turnkey describes how the job is bought and run. In practice a good many full home renovations are contracted turnkey, because the owner wants one signature and one telephone number rather than five of each.
Is the fixed price really fixed, or does it creep up later?
It is fixed, and it is fixed in the contract rather than in a conversation. It moves in only two cases: you decide to add something, or a genuine hidden problem appears — old wiring inside a wall, a floor that will not take the finish you chose. In either case the item is costed and approved by you in writing before it is built. Nothing gets added quietly and nothing appears for the first time on the final invoice.
How much does a turnkey renovation cost in Valencia?

Does it include the kitchen and the furniture?

Loose furniture and decoration can be in or out. Whatever you decide, it is written into the quote line by line so there is no argument later about what you thought you were getting.
What timescales do you work to, and do you hold them?
The proposal carries a phased programme with dates, and those dates go into the contract. As a rough guide, a medium-sized home usually sits between 8 and 14 weeks depending on the scope; your own programme is the one that counts. Holding a date is only possible because the sequencing is ours: nobody on your job is waiting to hear back from a trade you hired.
Can I be away while the work is going on?
Yes, and for a good share of our clients that is the whole reason for buying it this way. You get photographs as each phase closes, decisions put to you on a video call, and one site manager who opens the house, signs for materials and answers your questions in English. Nothing outside the agreed quote is built without your approval in writing. You do not need to be in the country for the job to move.
Who is my point of contact during the works?

Do you deal with the permits and the paperwork?
Yes. We establish what your job needs, prepare the file and lodge it at the town hall, then keep you posted on where it has got to. Which route applies depends on how heavy the work is: some jobs go through on a responsible declaration, others need a full building licence first. Requirements vary from one town hall to the next, so treat this as general guidance rather than a rule.
How long does the town hall take to issue a licence?
It depends on the town hall and on the kind of work, and any builder who gives you a figure over the telephone is guessing. The distinction that matters is this: a responsible declaration lets the job begin once it has been lodged properly, whereas a licence has to be in your hands before anybody starts. That second route is the one worth planning your calendar around. We tell you which one your job falls under, prepare the file and chase it. Timings and fees are set by your own town hall and are best confirmed with them directly.
What is a snagging list, and when do I sign the work off?
Near the end we walk the house with you, room by room, and write down everything that still needs attention — a door that catches, a joint that is not clean, a socket in the wrong place. That written list is the snagging list. We put the items right, you walk it again, and only when the list is clear does the job get signed off and the keys and paperwork handed back. Signing off is a moment with a date on it, not a feeling that the builders have drifted away.
