Massanassa is a small huerta village of just over nine thousand residents, looking out over the marshland and l’Albufera and barely eight kilometres from Valencia. Its name comes from the Arabic Manzil Nasr, the hamlet that managed an agricultural estate, and that origin still shows: an old quarter of narrow streets with one- and two-storey village houses, built for life in the market gardens, alongside more recent flats in the expansion areas. Renovating here is not the same as renovating on a wide avenue: there is a character worth preserving.
That is precisely our starting point when we step into a home in Massanassa. The single-storey village house rules the old quarter: thick load-bearing walls, old floors, dated installations and, very often, rising damp that climbs up from the ground, typical of a village set on market-garden soil with a nearby water table. The challenge is not to tear everything down, but to modernise the home without losing its essence: more light, a comfortable layout and new installations, keeping what gives the house its identity.
We work in Massanassa from our base in La Eliana, where we have spent decades renovating homes across Valencia and l’Horta. We’re not from here, and we say so plainly: we come to bring craft, not to claim we know every corner of the village. What we do offer is what we always have —our own crew, a closed quote and direct dealing— and genuine respect for the kind of house we are about to touch. Also for the moment the town is going through after the DANA of 29 October 2024, which hit Massanassa hard and left many ground floors that still need recovery today.
01 What we do
Renovation services in Massanassa
From the full renovation of a village house to a new kitchen or the recovery of a ground floor that was once under water, we cover all the building work for your home in Massanassa.

Full renovations
We renovate the entire home —layout, structure when needed, installations, bathrooms, kitchen and finishes— turnkey and at a closed price.

Village houses
We know how to handle the traditional single-storey home: load-bearing walls, old floors and damp, modernising without erasing its character.

Kitchen renovations
Bespoke kitchens, open to the dining room or closed, with units, worktop, installations and appliances ready for everyday life.

Bathroom renovations
From swapping the bathtub for a comfortable shower to redoing the whole bathroom, with materials that last and ventilation that keeps damp at bay.

Recovery after water damage
Thorough drying, sanitation, installations that were submerged, floors and damp, so a ground floor becomes liveable again.

Partial renovations
When you only want to renovate one area or prefer to work in phases, without putting the whole house under works at once.
If you’re not sure how far to go, we’ll tell you frankly at the site visit, even if the answer is to do less than you imagined. In a village house, it pays to look first at what you can’t see.
What changes here
What makes renovating in Massanassa different
Every home in Massanassa starts from its own situation, but there are issues that recur in this huerta village and that are worth being clear about before you start planning the works and the budget.
The single-storey village house
It is the most characteristic home in the old quarter of Massanassa: ground floor or, at most, two storeys, a narrow, deep façade, load-bearing walls and yards or corrals at the back, a legacy of agricultural life. Renovating it well means starting with the structure —floor slabs, roof and walls— before thinking about finishes, and respecting its logic: rather than over-partitioning it, we usually open up the floor to carry light all the way to the back. Modernising this kind of house means giving it today’s comfort without stripping away what makes it recognisable.
Rising damp and the water table
Massanassa sits on market-garden soil, with water close to the surface. That is why, in the older houses, it is common to find damp rising from the ground through the walls, staining skirting areas and lifting paint and skirting boards. Repainting is not enough: you have to treat the source —chemical barriers, breathable mortars, ventilation and, sometimes, drainage— and choose materials that let the wall breathe. It’s unglamorous work, but decisive if the renovation is to last.
Recovering a home after flooding
The DANA of 29 October 2024 left many ground floors in Massanassa flooded, and recovery is still a reality for a good number of households. We approach it calmly and methodically: deep drying of walls and slabs, sanitation of whatever was damaged, inspection of installations that were under water and replacement of floors only once everything is truly dry. We discuss it without a fixed price or timeline set in advance, because every case depends on the real condition, and we handle it with the discretion it deserves.
Permits and paperwork with the Town Hall
Any renovation of any size in Massanassa goes through the Massanassa Town Hall: works that don’t touch structure or façade are usually resolved with a responsible declaration or notification, while intervening in load-bearing walls, roof or façade requires a licence. Following the flood, the town has also revised its rules on ground-floor homes, so it’s worth checking what each case is allowed to do today. We guide you and handle the paperwork so the works are always above board.

Choose your case
Every home in Massanassa starts from a different point. Tap the one that most resembles yours.

Village house
Traditional home in the old quarter. What it needs: checking structure and damp, and modernising while keeping its character.

Flat in the expansion area
A flat several decades old. What it needs: replacing aged installations, opening the living room to the kitchen and laying out the rooms better.

Kitchen or bathroom
Renovating a single room. What it needs: making the most of the space and choosing materials that last for years.

Ground floor to recover
A home that was under water. What it needs: drying, sanitising and redoing installations and floors sensibly.
03 Investment
How much a full renovation costs in Massanassa
No two homes are alike, least of all in a village where single-storey houses and flats live side by side. These market ranges are indicative: the real price is always set after the site visit, with the line items detailed in writing.
| Level of renovation | Indicative price | What it usually includes |
|---|---|---|
| Update (basic range) | ≈ 400-600 €/m² | Renewal of finishes, painting, floors and a refresh of the bathroom and kitchen, without touching the layout. |
| Mid-range renovation | ≈ 600-900 €/m² | Layout changes, new installations, complete bathrooms and kitchen, joinery and good finishes. |
| Village house / premium full renovation | ≈ 900-1.300+ €/m² | Structural reinforcement, damp treatment, complete redistribution, high-end materials and bespoke interior design. |
Indicative market ranges in Massanassa for 2026, for reference only. They do not constitute a quote or an offer. As a hypothetical example, a 110 m² village house with a mid-range renovation would be around 66,000-99,000 €, but the real cost depends on your home, its structure and the finishes you choose. For water-damage recovery work we do not give a fixed price or timeline in advance: they depend on the real condition of the home.
What affects the price
What weighs most is the floor area, the starting condition (in an old village house, structure and damp can be half the job), the scope of the changes to layout and installations and the level of finishes. When the home is coming from water damage, what matters most is how much sanitation and how many new installations are needed before you can even think about finishes.
That’s why, before talking figures, we come to see your home and measure what really needs doing. Only then do we put a closed quote, broken down by line item, so you know from the start where every euro goes and no extras appear halfway through the works.

Renovations in Massanassa and the surrounding area
A sample of the kind of homes we transform in Massanassa and across l’Horta, both in ordinary renovation and in recovery. These are projects representative of the area, with no specific addresses or names.

A village house opened up to the light
Full renovation of a traditional single-storey home: we checked the floor slab and roof, treated the damp in the walls and opened up the floor so light could reach the yard at the back. New kitchen, renewed installations and a continuous floor, keeping the façade and the feel of a village house.

A comfortable, well-ventilated bathroom
Swapping the bathtub for a spacious, easy-access shower, with a screen, a bespoke unit and large-format tiling. We reinforced the ventilation to hold back damp, something important in a home in a huerta village like Massanassa.

A recovered ground floor
A project representative of recovery after flooding: we dried the walls and slab thoroughly, sanitised the damaged areas, renewed the electrical installation that had been submerged and replaced the floors only once we confirmed everything was dry. We worked in phases, without rushing anything, to return the home to use with proper assurances.
You’ll find more finished homes —kitchens, bathrooms and full renovations— on our projects page, in case you’d like to get a sense of how we work.

Frequently asked questions
Frequently asked questions about renovations in Massanassa
Do you renovate single-storey village houses in Massanassa?
Yes, it’s one of the jobs we know best in the old quarter of Massanassa. We start with what you can’t see —floor slabs, roof, load-bearing walls and damp— and then plan the modernisation: more light, a comfortable layout and new installations, keeping the character of the traditional home rather than erasing it. Every house is different, so we pin it down at the visit.
How do you treat rising damp in older homes?
Massanassa sits on market-garden soil, with water nearby, and damp rising through the walls is common in the old houses. We don’t just repaint: we tackle the source with barriers, breathable mortars, ventilation and, if needed, drainage, and we use materials that let the wall breathe. It’s discreet work, but it’s what makes a renovation last for years.
Do you help recover homes affected by flooding?
Yes. After the DANA of 29 October 2024, many ground floors in Massanassa need recovery. We work in order: deep drying of walls and slabs, sanitation of the damaged areas, inspection of installations that were under water and replacement of floors only once everything is dry. We do it with discretion and without a fixed price or timeline set in advance, because it depends on the real condition of each home.
What kind of renovations do you do in Massanassa?
All of them: full renovations of village houses and flats, kitchens, bathrooms, phased partial renovations and recovery work after damp or flooding. We tailor the scope to what your home really needs, without inflating the works.
How much does a full renovation cost in Massanassa?
As an indicative market reference, it usually ranges from around 400-600 €/m² for an update of finishes to 900-1.300 €/m² or more for the full renovation of a village house with structural reinforcement and damp treatment. It depends on the floor area, the starting condition and the finishes. After the site visit we provide a closed quote detailed by line item.
Do I need a licence to renovate in Massanassa, and do you handle it?
It depends on the scope. A renovation that doesn’t touch structure or façade is usually resolved with a responsible declaration or notification to the Massanassa Town Hall; intervening in load-bearing walls, roof or façade requires a licence. After the flood, the town has also revised the rules on ground-floor homes, so it’s worth checking. We advise you and handle the paperwork.
How long does a renovation take in Massanassa?
It varies with the size and scope. As a guide, a mid-sized flat is usually between 8 and 12 weeks, and a village house can take a little longer if there is structural or damp work. In recovery after flooding the timeline depends greatly on the drying, so we pin it down after the visit rather than promising a fixed date.
Are you near Massanassa?
We work in Massanassa from our base in La Eliana, where we have spent more than 35 years renovating homes across Valencia and l’Horta. We’re not from the village, but we’re used to moving around l’Horta Sud, and that lets us coordinate the works closely and respond quickly.
In short
Massanassa is a small huerta village in l’Horta Sud, with an old quarter of single-storey village houses and flats in the expansion area. Here we renovate kitchens, bathrooms and complete homes, caring for what is particular to the traditional house —structure, rising damp and modernising without losing character— and, when needed, the recovery of ground floors after the DANA of 29 October 2024, which we handle with respect and without a fixed price set in advance. We do it with our own crew, a single site manager and a closed quote, from our base in La Eliana.
As an indicative market reference, a renovation in Massanassa usually runs between ≈400-600 €/m² (update) and 900-1.300 €/m² (village house or high-end full renovation). The real price is set after the site visit, with no surprises.
