Chiva is one of the larger towns in the Hoya de Buñol: close to eighteen thousand residents, a vast municipal area and a dual reality that shows clearly when it comes to renovating. On one side there is the old town, tucked into the foot of the castle and around the church of San Juan Bautista, with deep terraced houses spread over several floors. On the other, a whole belt of villa estates and second homes scattered across the hills and the mountainside, where life revolves around the plot, the porch and the pool.
That mix means there is no «standard» renovation in Chiva. A house in the centre calls for looking first at the old timber or beam-and-pot structure, rising damp and the long, narrow layout inherited from the traditional village house; a villa in Calicanto, Sierra Perenchiza or El Bosque calls for thinking about insulation, about window and door frames that can stand up to the winter cold and the summer heat, and about outdoor spaces you can genuinely enjoy. Living next to the A-3, around thirty kilometres from Valencia, also makes Chiva a first-home choice for many people who work in the city but want space and peace and quiet.
It is worth saying plainly: the DANA storm of 29 October 2024 hit Chiva hard, where the Barranco del Poyo ravine burst at the very start of its course and swept away whatever it found near the channel. Since then, part of the work in the town has been helping to recover homes damaged by the water. We treat it as it deserves: with respect, calmly and without turning a tragedy into a sales pitch. We have been renovating in Valencia, l’Horta and the Camp de Túria for more than three decades, and we look after Chiva with the same seriousness as always: an in-house team, a fixed quote and a person-to-person relationship.
01 What we do
Renovation services in Chiva
We cover the full renovation of your home in Chiva: whether it is a house in the old town or an estate villa with a plot, its outdoor areas and, when needed, the recovery of a ground floor affected by water.

Full home renovations
We leave the home like new inside: we work on the layout, the services, the bathrooms, the kitchen and the finishes, with a single point of contact and a fixed price from start to finish.

Villa renovations
The estate villa is king in Chiva. We modernise it inside and bring order to the outside —porch, terrace and garden— so the plot earns its keep all year round.

Kitchen renovations
We design the kitchen around how each family lives: open to the living room to bring in light in a flat in the centre, or connected to the porch and the pool in a villa.

Bathroom renovations
Bathrooms that are comfortable and easy to maintain: a flush walk-in shower tray, good ventilation against damp and materials that stand up to daily use without needing redoing a few years on.

Pools and outdoor areas
A concrete pool, refurbishment of the pool shell, non-slip paving and shaded areas. In Chiva the outside is half the home, and we plan it so you can enjoy it without maintenance scares.

Recovery after the DANA
We stand beside those still rebuilding their home after the 2024 water: drying out, sanitising lower floors, new services, damp and floors, step by step and without rushing.
Not sure how far what you need really goes? At the site visit we tell you frankly, even if sometimes the most sensible thing is to do less than you had in mind. We would rather save you work than oversell.
What’s different here
What makes renovating in Chiva different
Because of the size of the municipal area and the difference between the old town and the hills, in Chiva it is worth being clear about three things before settling anything in the project or the quote.
A house in the old town versus an estate villa
A terraced house in the centre of Chiva tends to be narrow and deep, with a patio or terrace at the back, old floor slabs and, at times, damp rising from the ground. There the careful work lies in checking the structure, treating the walls and rethinking a layout designed for another era. The estate villa is a different story: a generous plot, several floors, plenty of external joinery and, almost always, a pool. In the villa, thermal comfort rules —insulating well so you don’t overpay on heating and cooling— along with making the most of the outside.
Access, water and distance to the hills
Renovating on a hillside estate in Chiva has its logistics: narrow or sloping access roads, material storage with little spare room and, in some areas, private wells or tanks that are worth checking before touching any plumbing. We plan it in advance so the work doesn’t get stuck because a lorry can’t manoeuvre or a supply isn’t where it was expected. In the old town, on the other hand, the limited street space and coordination with the neighbours next door are what matter.
Licences at Chiva Town Hall
Any renovation of any size goes through its paperwork at Chiva Town Hall. Work that doesn’t touch the structure or the façade is usually handled with a responsible declaration or notification; touching structural elements, extending, working on the façade or building a new pool requires a licence and, sometimes, a technical project. On older estates it is also worth verifying the plot’s planning status before designing anything. We guide you and prepare the paperwork so everything is in order.
02 Your home in Chiva
Choose your case
In Chiva every home starts from a very different point. Tap the case that looks most like yours.

House in the old town
A narrow, deep home in the centre. The challenge: floor slabs, ground-floor damp and opening up a layout from another era.

Estate villa
A house with a plot in the hills. The challenge: insulating well, renewing the window and door frames and bringing several floors up to date at once.

Outdoor area and pool
An underused plot. The challenge: organising pool, porch and garden so the outside really gets used all year round.

A home to recover
A ground floor affected by the 2024 water. The challenge: drying thoroughly, sanitising, redoing services and returning to a liveable home.
03 Investment
How much a full home renovation in Chiva costs
No two homes are the same, and between a house in the old town and a villa in the hills the difference is large. These market ranges are indicative: we always set the real price after the site visit, with the items detailed in writing.
| Type of home and renovation | Indicative price | What it usually includes |
|---|---|---|
| Old-town house · update | ≈ €450-650/m² | Refreshing finishes, floors, paintwork, bathroom and kitchen, without major changes to the layout or structure. |
| Mid-range full renovation | ≈ €650-950/m² | Layout changes, new services, complete bathrooms and kitchen, joinery and good finishes. |
| Villa · full / premium renovation | ≈ €950-1,400+/m² | Redistribution, insulation, climate control, outdoor areas and high-end materials in a detached home. |
Indicative market ranges in Chiva for 2026, given as a reference. They do not constitute a quote or an offer. As a hypothetical example, a 160 m² mid-to-high-end villa would be around €152,000-224,000, but the real cost depends on your home, its condition and the quality of finishes you choose. Recovery from water damage is assessed separately, with no figure or fixed timescale agreed in advance.
What affects the price
What weighs most is the floor area, the starting condition (an old house in the centre or a villa untouched for decades carries more preliminary work), the scope of the changes to layout, structure and services, and the level of finishes. In a villa, the outside —pool, terrace, garden— adds up; in a home hit by the water, what matters is how much sanitising is needed before the finishes can be settled.
That is why, in Chiva, we don’t work with generic rates: we go to see the home, measure what genuinely needs doing and hand you a fixed quote broken down by item. A house in the old town and a villa in the hills start from such different points that any figure given over the phone would end up too high or fall short.

05 Real projects
Renovations in Chiva and the surrounding area
A sample of the kind of homes we transform in Chiva and its comarca, from the estate villa to recovery after the water.

An estate villa renovated in full
A representative job on an estate in the area: we brought both floors up to date, renewed the window and door frames to improve insulation and worked the façade with stone and natural finishes. The home gained comfort in winter and summer and a far more polished exterior.

Outdoor area with porch and pool
We brought order to a plot that was barely used: a timber pergola to create shade, a seating area beside the pool and non-slip paving. It went from a pass-through yard to the family’s favourite spot for most of the year.

A ground floor recovered after the water
A representative recovery job after the 2024 damage: thorough drying, treatment of the walls, a new electrical installation and redone floors. We worked in phases and only settled the finishes once we had checked everything was dry, so as not to redo the work and to return the ground floor to normal use.

Frequently asked questions
Frequently asked questions about renovations in Chiva
Do you renovate both old-town houses and estate villas in Chiva?
Yes, they are the two profiles we are asked for most in Chiva. In the old town we usually focus on structure, damp and reorganising old layouts; on the hillside estates, on insulation, window and door frames, several floors and the outdoor areas with a pool. We adapt the project and the quote to each type of home, because they start from very different points.
Do you help recover homes affected by the DANA in Chiva?
Yes, and we approach it with respect. After the water damage of October 2024 we stand beside those rebuilding their home: thorough drying, sanitising of lower floors, checking and renewing services that came into contact with the water, treating damp and laying new floors. We go step by step, without rushing and making sure everything is dry before settling anything.
How much does a full home renovation in Chiva cost?
As an indicative market reference, updating an old-town house is around €450-650/m², a mid-range full renovation €650-950/m², and a high-end villa can reach €1,400/m² or more. It depends on the floor area, the starting condition, the scope and the finishes. After the site visit we hand over a fixed quote broken down by item.
How do you tackle the recovery of a ground floor damaged by water?
With order and without covering anything up too soon. First we dry and sanitise thoroughly, then we check the services that suffered the water, treat the damp and, only at the end, redo floors and finishes. We work at your pace and explain every decision. By their very nature, in these cases we don’t give a price or a fixed timescale in advance: they depend on the real condition and on the drying.
Do you work on the hillside estates of Chiva?
Yes. We renovate villas on the estates within the municipal area of Chiva, allowing for their logistics: narrow or sloping access, material storage with little spare room and, in some areas, supplies that belong to the plot itself. We plan it in advance so the work moves forward without avoidable setbacks.
Do I need a licence to renovate in Chiva, and do you handle it?
It depends on the scope. A renovation that doesn’t touch the structure or the façade is usually handled with a responsible declaration or notification at Chiva Town Hall; touching the structure, extending, working on the façade or building a pool requires a licence and, sometimes, a technical project. On older estates it is worth verifying the plot’s status first. We advise you and prepare the paperwork.
How long does a renovation in Chiva take?
It varies with the size and the scope. As a guide, renovating a medium-sized home usually takes between 8 and 14 weeks, and a complete villa with outdoor areas can run longer. In recovery work after the water the timescale depends a great deal on the drying and the starting condition, so we pin it down after seeing it, without promising dates we can’t keep.
Are you near Chiva?
Yes. We are based in La Eliana, and Chiva is well connected via the A-3 axis and the Camp de Túria, where we work every day. That closeness lets us make the visit quickly and coordinate the work closely throughout.
In summary
Chiva is a large town in the Hoya de Buñol, beside the A-3, with two worlds when it comes to renovating: the old-town houses at the foot of the castle and the villa estates in the hills, with a plot and a pool. We renovate both profiles —kitchens, bathrooms, whole homes and outdoor areas— and, after the 2024 DANA, we also help with the recovery of homes damaged by the water, with respect and without rushing. An in-house team, a single site manager, a fixed quote and a turnkey handover.
As an indicative market reference, a renovation in Chiva usually runs between ≈€450-650/m² (old-town update) and €950-1,400/m² (high-end villa). We set the real price after the site visit; water recovery is assessed separately.
